With the Enhanced CPF Housing Grant, Family and Proximity Housing Grant, who says housing is unaffordable?

The Enhanced Housing was introduced in September 2019. Since then 15,600 first-time buyers of new and resale flats have received the Enhanced Housing Grant (EHG), with close to $500 million disbursed, National Development Minister Desmond Lee said. That’s a lot of money disbursed in less than one and a half years to help Singaporeans own their homes.

Depending on your household income, you can get up to $80,000 in Enhanced Housing Grant.

Jin Ann and Jaslin are one such couple who received the full Enhanced Housing Grant (EHG) of $80,000. They bought a 5-room flat in Tengah to live near both of their parents.

National Development Minister Desmond Lee said, “The EHG is one of our key strategies to first-time buyers purchase their new homes. Eligible buyers can use it to purchase a new or resale flat, and there is no restriction on choice of flat type or location.”

This means the EHG applies even if your choice of flat is in a mature estate.

Enhanced Housing Grant, Proximity Housing Grant and Family Grant

You know how important it is for some of us to live close to our family members.

The Proximity Housing Grant (PHG) was introduced to help more families to buy a resale flat to live with or close to each other for mutual care and support.  Since its introduction in August 2015, a total of $748 million has been disbursed to some 40,200 households under the PHG.

The Family provides assistance to married or engaged couples or families who are first-timer applicants buying an HDB resale flat. First-timer flat buyers who qualify for the Family may also benefit from the Enhanced CPF Housing Grant (EHG) and Proximity Housing Grant.

One such couple is Mr Muhammad Azhar and Mdm Nurhayati Zulfikri. They bought a 4-room resale flat in Woodlands to be near Mdm Nurhayati parents. They received $115,000 in housing grants, including a $50,000 Family Grant, a $45,000 Enhanced Housing Grant (EHG) and a $20,000 Proximity Housing Grant (PHG).

The grants have enabled Mr Muhamad and Mdm Nurhayati to purchase a resale flat near their parents, which makes childcare arrangements for their 3 year old son so much more convenient, Assoc Prof Muhammad Faishal Ibrahim said in a Facebook post.

Mr Muhamad and Mdm Nurhayati are one of some 4,700 first-timer households who have benefited from both the EHG and the PHG as at 31 December 2020.
